Very good quality for the money. Easy to install with good directions. Buyer's must understand that this is a total replacement unit and that one needs access or provide access to a closed ceiling to install the unit. Fan is quiet at 4.0 sone and will heat and provide ventilation for a bathroom area of 70 - 75 CF.

This fan was the same dimensions as my old fan but it was configured differently so I had a lot of work to do in the attic to get it attached to the beams and the duct attached. I also had to run a wire from the switchbox up to the fan so that I could have the fan and the heatlamp on seperate switches. It does an ok job of removing the steam...the heatlamp isn't very powerful...even in our little bathroom. Its not loud and its not quiet...its in between...which is exactly what I wanted. For the price its hard to complain too much.
